Post Settlement

Congratulations on your settlement! Now it’s time to get your defects list together.

Nikias Diamond (The Builder) has granted an extension on all 90 day Defect Liability Period (DLP) lists to 31st January 2024 as we had staggered settlement dates over the site, this ensure everyone has had adequate time to submit.

Following on from the date above the builders will organise trades to commence and complete valid DLP items.

The rectification works will be organised by the builders over a 3 week period within 90 days following the 31st January 2024.

Nikias Diamond will provide adequate notice of these dates when works will commence to minimise disturbance as much as possible.

Settlement

Even though settlements have been called with the date set for 13th September, you can settle now and move into your property sooner.

All you need to do is let your solicitor and broker or bank know that you want to settle prior to the 13th and they will get it sorted for you. If you get in early you'll be able to move in before everyone else after the 13th.

KEY COLLECTION
The Property Collective will receive keys for your property once a settlement date has been booked. You can arrange collection at Elia (usually after 4pm). We can't wait to hand over the keys and celebrate your new home with you.

Electricity setup:  We have had a few buyers trying to set up the electricity at their new property prior to moving in. The developer will keep the electricity on until after the settlement date but if you get in early, we’ve been told it will save you money on setup costs.

Unit plan registration

Congratulations! The Units Plan for Elia has now registered and settlements are being called from today.

Bronte Group and Nikias Diamond are proud to announce that units plan no. 15957 is registered. Building insurance is currently being prepared so that settlements can begin to take place for those that are ready. The settlement due date is September 13th, 2023.

We understand that some buyers still need to do their pre-settlement inspections which will take place during the settlement period. There is still plenty of time to get all inspections done with three weeks still remaining until settlements are due.

Please contact your bank or broker to make sure they are aware of the settlement due date. 

We will be in touch again shortly to notify of how you can collect keys for your new property once you have settled.

Certificate of occupancy & use

Great News! Certificate of occupancy has now been achieved by the team at ELIA.

Preparation for lodgement of the Unit Titles Application is now in process which we expect a timeline of 4-6 weeks registration process subject to the Titles Office workload. We expect the units plan to occur late August to mid-September with settlements following that.

Valuation

It's time to have your bank or broker book a valuation.

With Certificate of Occupancy just around the corner, we have been given the green light to book in bank valuations on your new home.

Go ahead and contact your bank or broker and have them request to book in a valuation (if required) to finalise your formal loan approval.

VALUATION BOOKINGS:
Valuations can be booked directly with us from July 26th, 2023.
Rhys will be handling bookings, so please provide the below details to your bank or broker who can allocate available inspection times.  

Valuations will be conducted across 2 stages.
Stage 1: Units 16 - 42 from July 26th – July 28th
Stage 2: Units 1 - 15 & 43 - 72 from August 9th – August 11th

We will let you know as soon as Certificate of Occupancy has been received and when you can book a pre-settlement inspection.

Lia from Seraton will be in contact to begin booking pre settlement inspections from the 14th of August.  The appointment of your inspection will be based upon the site teams’ program to ensure site cleanliness and interior finish is ready for your initial viewing. Estimated timeframes to settlement.

**NEW INFORMATION
We have just received an updated schedule from the developer and builder with regard to your Elia purchase. The construction team has advised the progress on site with the success of gaining construction materials and dry weather conditions is bringing the settlement timeline forward slightly. Everything is progressing well on site and we understand you are eager to get finance sorted and move into your property. Given this new information, we have updated the indicative timeframes regarding building milestones and finance that you can use as are reference.  
 
These timeframes are of course indicative and subject to change due to elements outside of the developers control, however the experienced team has a good reputation for getting from Certificate of Occupancy to Settlement effectively and in a timely manner.

NOW:
Submit documents for pre-approval to your lender / broker.

JULY
:
Obtain pre-approval from your lender.

AUGUST:

Expected practical completion of build.
Pre-settlement inspections.
Certificate of Occupancy and Bank valuations.

SEPTEMBER:

Obtain formal approval from your lender.
Call for settlements.

75% completion

Elia is progressing well and looks fantastic!

The Nikias Diamond team have been working hard and and we're now at the 75% completion mark. The townhouses and apartments are looking great! The majority of the scaffolding has come down and you can now see most of the external façade giving you a great indication of how the finished product will look once complete.

Internally the townhouses have had the electrical roughed in and the plasterboard is up with joinery and PC items all installed. Block 3 & 4 (units 29-42) are completed internally and now being cleaned with the other townhouses not far behind. Focus will now be pushed to the apartments in Block 5 which includes the internal walls, electrical rough in and joinery all happening over the next few weeks.

After completing Block 5, building of the waste enclosure and then construction of all the common areas (driveways, parking and carports, landscaping) will follow to which will take us to practical completion and then we'll be so close to handing over your brand new home.

DISPLAY TOWNHOUSE
As you are probably aware, we have a completed Type J townhouse and we're currently using it as a display suite. If you haven’t seen it already, come down and visit during one of our open homes and see the quality of the build for yourself!

Expected completion is on track for late winter / early spring.

WHAT HAPPENS NEXT?
Settlement is approaching and now is the time to commence discussions surrounding finance and available loan packages with your bank or mortgage broker. Matt Goodwin, Director at Goodwin Home Loans is a specialised in the Gungahlin region and we have asked him to contact all Elia buyers to provide a complimentary step by step walk through of the settlement process. He will advise what you need to know, and what you need to do to make sure your finances are sorted for when settlements are called. He'll be in contact with you around mid-April.

50% completion

Construction is pushing ahead at Elia.

The construction team at Nikias Diamond have been working hard to reach the 50% complete milestone early in the new year.

We recently celebrated on site with the build team at the laying of the slab on level 3 of the apartment building which is another key milestone before the Christmas break. The views across Taylor and the surrounds are fantastic.

Walking through the development we were able to take a closer look at some of the finishes used in the central landscaped area, the stone wall looks fantastic. We were also impressed with how much space is found between the townhouse blocks.  

Those of you who have been out at the site recently will have noticed that most of the frameworks have been completed in the townhouse blocks, so things are really taking shape.

Construction commenced

Diggers are on site - construction in underway! 

All approvals have now been obtained and the team have been working hard at clearing dirt, debris and getting the site ready for the next phase of construction.  We hit some big boulders but these haven’t slowed down the progress too much.  

We are now estimating completion in the second quarter of 2023 with settlements soon after that.

The team are on site each weekend should you want to say hello and check on the progress.
