90 day DLP lists

Congratulations on your settlement.

Nikias Diamond (The Builder) has asked that all 90 day DLP lists to be sent in during the period of the 21st August and 25th August 2023.

Following on from the dates above the builders will organise trades to commence and complete valid DLP items.

The rectification works will be organised by the builders over a 3 week period within 90 days following the 21st August 2023.

Nikias Diamond will provide adequate notice of these dates when works will commence to minimise disturbance as much as possible.

Unit plan registration

We are registered. Your new home is waiting for you!

We are super excited to share this great news with you. The developer has just received the title for all units as they have registered.

All required documents including The Certificate of Currency (building insurance certificate) have been provided to your solicitor. This is the final document your lender should need to finalise your loan in order for the settlement to be booked in. If you haven’t already heard from your solicitor, please get in touch with them as soon as possible.

Pre-settlement inspections + UTAR lodged

You get to see your new property soon!

Lia Notaris has most likely already been in touch with you this week to book your pre-settlement inspection. Lia will be looking after all aspects of the inspection for you. She'll discuss with you the date, time and how long it's likely to take. She'll also guide you through the process and let you know what to expect on the day of the inspection. Units 17 - 37:
Monday 27  March - Thursday 30 March
Units 1 - 16: Monday 3  April - Thursday 6 April
Units 38 - 45: Monday 3  April - Thursday 6 April

It's time to get excited. UTAR has been lodged with the government ahead of time.
The developer has informed us that they lodged for UTAR on Monday 20th March. They're doing everything they can to expedite the process but it's now in the hands of the government. The next step is unit plan registration after which point we'll be able to call for settlements.

We'll keep on top of progress and let you know as we reach each milestone.

Certificate of occupancy & use

Great News! Northedge Villas has been granted certificate of occupancy!

This is a major milestone toward settlement and it means that we are able to file for units plan registration subject to Occupational Acceptance from TCCS. Once approved we are only weeks away from being able to call for settlements.

The developer is doing everything they can to jump the queue so you can move into your new home as soon as possible, so stay tuned for more updates.

Have you organised window furnishings yet?
The team at Watsons Blinds and Awnings will be getting in contact shortly (if they haven't already) to discuss window furnishing options for your new home at Northedge Villas.

Watson's have crafted packages to  compliment your internal fixtures and fittings with different options to suit all tastes and budgets. They have exclusive early access to your property, so if you would like your window furnishings in prior to settlement, they can get in to measure, quote and install before you move in!

Valuation

It's time to have your bank or broker book a valuation.

With Certificate of Occupancy just around the corner, we have been given the green light to book in bank valuations on your new home. Get in contact your bank or broker and have them request to book in a valuation (if required) to finalise your formal loan approval.

VALUATION BOOKINGS:
Valuations can be booked directly with us from March 16th, 2023. Rhys will be handling access bookings, so please provide the below details your bank or broker.

We will let you know as soon as Certificate of Occupancy has been received and when you can book a pre-settlement inspection.

The processes toward registration will follow this, and then onto settlements which we expect to be in called April.

Practical completion

We are nearing practical completion!

As the completion of this great development is so close now, we want to make sure you are on top of what happens next and what you need to do.

Finance:
By now you should have discussed getting your finances ready with your lender and / or broker.     Merry Christmas and Happy New Year from the team at Northedge Villas!

    We were lucky enough to be escorted around the site at Northedge last week and were blown away by how well the townhouses have come together and the designs creating great spaces! Most blocks now have kitchens and bathrooms installed with Block A soon to be done.

    Finishing touches will be applied early next year along with the driveway pours and landscaping.

    Now is good time to start to look at your financial circumstances and making sure you are in a good position with your deposit.     Construction is pushing ahead at Northedge.

    Construction at Northedge is progressing well.  All variations on the townhouses have now closed and you will see from the recent photographs the brickwork is well underway across the development.  

    While the structures are coming together, and looking fantastic, the wet Autumn into Winter has pushed timeframes out a little while, with construction completion now estimated in the first quarter 2023.

    The rain hasn’t stopped progress.

    Although the developer has been dealing with delays due to the rain coupled with material supply shortages, progress is still being made on site. Slabs have been laid for all blocks and framing up has been completed on block B. Block D framing has been delivered and will be constructed next.

    The developer is still projecting construction completion in late 2022.
