Congratulations on your settlement!
We are hoping you are enjoying your new home or investment at Sierra. If you are experiencing any items in your property that need attention, now is the time to put your list together.

CHASE Construction (The Builder) will be accepting all 90 day Defect Liability Period (DLP) lists by 2nd September, 2024. This date will close in fast, so we are coming to you now to ensure everyone has had adequate time to submit.

Following on from the date above the builders will organise trades to commence and complete valid DLP items.

The rectification works will be organised by the builders over a condensed period within 90 days following the 2nd September, 2024.

CHASE Construction will provide adequate notice of these dates when works will commence to minimise disturbance as much as possible.

If you hadn’t already received the SMS that went out, Tower A is now ready for valuations as the final tower nears completion! If you are yet to have your property valued, please contact your broker/bank as soon as possible so you are prepared to settle on time.     Chase Constructions are putting the final touches on this fantastic development, and it’s looking amazing!

    Valuations are current taking place in Towers B & C. If you have yet to have your property valued, please contact your broker/bank as soon as possible so you are prepared to settle on time. Valuations for Tower A will begin soon. We’ll be in touch when these can start being booked in.

    We are currently preparing for buyers to begin their pre-settlement inspections. This is not far away now. We are so excited to take you through your new property so please check back in for more details soon!

      MAR 2024

      Valuations are ready for Tower B & C!

      We are nearing settlement, and it is now time to organise bank valuations through your lender/broker. This will then be attached to your pre-approval and switch to formal approval so you can be ready to settle on time.

      It’s important you are in a position to settle when the units plan is registered and the settlements are called. Once the units plan is registered purchasers will have 21 days to settle, if you are not ready, you may incur unnecessary fees and charges or potential loss of your deposit.

      We will be hosting valuers from 12pm 18th March 2024 and are starting with Towers B & C Only, with Tower A to follow soon after. Please contact your bank or broker if your apartment is in these towers (example “B803” or if your unit number is 79 and above in your contract). Please ensure you pass on Rhys’ details to your financier as the main contact to facilitate the inspection.

        Sierra update

        Take a look at Sierra in all its glory! Recently unveiled with the scaffolding coming down. Can you see your apartment?

        Glavcorp have arranged for the first round of defect inspections to take place in building C on their behalf so that they are perfect for you when you do your inspections. We expect to be booking those in for Building C in the next few weeks with the other buildings to follow. Not long to go now!

        Sierra update

        Topping out at level 9 in October, this signalled the end to the time for our much-loved crane “Sir Lifts A Lot”. Since this milestone, the building progress continues to move along with the stripping of the scaffolding on Tower C and B, with Tower A to follow suit throughout December. The external façade of the buildings is looking great and the internal finishes are coming along nicely with kitchens joinery, paint work and in some apartments carpeting now laid. We know you are all excited to see your new apartment, but as we draw closer to completion, it’s important that you have all the information you need to settle on your property when the time comes. Below is important information you will need to know so you are ready to go with your exciting new apartment.

        As we progress into the new year, another update will be given on important dates like bank valuation inspection days and pre-settlement buyer inspections, so stay tuned for updates in early 2024.

        Finance

        With the building tracking for estimated practical completion in March, now is the time to get started on getting your paperwork together and open the conversation up with your lender or broker.

        Vantage Strata have been nominated as the strata manager for Sierra and are excited to be working with the owners. As we near completion more updates will be circulated addressing items such as the first AGM meeting date, Executive Community voting as well as building rules etc. Stay tuned for more information in the new year.

        We are working closely with a local company to provide window furnishing packages and options will be provide soon. Stay tuned.

        BMT tax depreciation

        In conjunction with The Property Collective, BMT Tax Depreciation would like to offer you a reduced fee for a depreciation schedule for your Sierra apartment.

        What is tax depreciation? Depreciation is the wear and tear of a building and the plant equipment items within it. The Australian Taxation Office allows property investors to claim this depreciation as a deduction to their annual tax return, meaning that they pay less tax. Research shows that approximately 80 per cent of property investors are not claiming the maximum depreciation they are entitled to, which can lead to thousands of dollars missed in tax depreciation.           Timeline update

          Building progress continues to move along well at Sierra with a level being added to a tower every 2 weeks. It's exciting to see the main structure now really starting to take shape. Check out the most recent on site progress photos below.

          We've have had a lot of excited buyers contact us wondering when to start sorting out finance for their property. We have put together some indicative timeframes and milestones so you're up to speed with what's happening and when to take action.

            Wow! Things are moving fast at Sierra.

            If you haven’t driven past the Sierra site in the last couple of weeks, you’re going to be super happy with the below photos! Its always such a great time for us as agents and you as the buyer to be able to see a development come to life in the initial stages.

              Construction has commenced!

              We are very excited to announce that work has commenced on site.  

              This is a major milestone for the project. The site cut is now complete, and structural preparation has begun to enable the building to rise 9 storeys!  Look out for the crane to be erected on site shortly.
