Spring Selling Upgrade — Terms and Conditions
1. The promoter
The Spring Selling Upgrade ("the Offer") is promoted by The Property Collective Canberra Sales Pty Ltd (ABN 12 644 629 069, ACN 642 082 773), licensed agent number 18401928, of 47 Wentworth Avenue, Kingston ACT 2604 ("The Property Collective").
2. Campaign period
The Offer is available on properties listed with The Property Collective between 1 September 2026 and 30 November 2026 inclusive.
To qualify, the property must be publicly on market no later than 11:59pm AEDT on 30 November 2026. "On market" means the property is live and publicly visible on at least one of Allhomes, Domain or realestate.com.au.
3. Eligibility
To qualify for the Offer, all of the following must apply:
- The property owner has signed a listing agreement with The Property Collective during the campaign period.
- The listing agreement includes The Property Collective's Silver marketing package. Properties signed to the Bronze package are not eligible.
- The property is located within the Australian Capital Territory or the surrounding region serviced by The Property Collective.
- The property is publicly on market by the date set out in clause 2.
- The property owner is aged 18 or over.
The Offer is available on both auction and private treaty campaigns.
4. What the Offer includes
Eligible properties receive an upgrade from the Silver marketing package to the Gold marketing package at no additional cost to the vendor.
The Gold package includes everything in the Silver package, plus:
- Allhomes Audience Boost Ultimate (in place of Allhomes Audience Boost Edge)
- Allhomes Dream Home placement for one week, subject to availability
- Allhomes Feature Property placement for four weeks
The additional marketing value of the upgrade is $4,510 including GST, based on The Property Collective's standard package pricing at the date of publication.
The Allhomes Dream Home placement is subject to availability. Where a Dream Home placement cannot be scheduled during the campaign, The Property Collective is not required to provide a substitute or a cash equivalent.
The Offer has no cash value, cannot be exchanged for a discount on commission or fees, and cannot be transferred to another property or another person.
5. Availability and allocation
The number of upgrades available under this Offer is limited.
Upgrades are allocated at the sole discretion of the listing agent. Signing a listing agreement that includes the Silver marketing package does not by itself entitle a vendor to an upgrade. Where an upgrade is granted, it will be confirmed in writing in or alongside the listing agreement.
The Property Collective may withdraw the Offer at any time before a listing agreement is signed.
6. Marketing costs and payment
The vendor remains responsible for the cost of the Silver marketing package in accordance with clauses 6 and 7 of their listing agreement.
Where a vendor elects to pay marketing costs at settlement rather than upfront, a 10% surcharge applies as set out in the listing agreement.
Marketing costs and third-party trade invoices cannot be combined under a single pay-later arrangement. A vendor may elect pay-later terms for marketing costs or for third-party trade invoices, but not both.
As set out in clause 9 of the listing agreement, The Property Collective may receive volume contract payments or discounts from suppliers and is entitled to retain them. This includes any supplier contribution towards the upgraded marketing provided under this Offer.
7. If the property does not sell or is withdrawn
The upgrade applies to the marketing campaign, not to the outcome of the sale.
Consistent with clause 7 of the listing agreement, marketing fees are payable whether or not the sale proceeds. If the property is withdrawn from market, an invoice for marketing will be raised and is payable in full before advertising is withdrawn. Any unused marketing funds will be refunded on settlement.
The upgraded marketing provided under this Offer is supplied at no cost to the vendor. Accordingly, no refund, credit or cash equivalent is payable in respect of the upgrade in any circumstance, including where the property does not sell or is withdrawn.
8. Changes to these terms
The Property Collective may amend these terms at any time. The version published at www.thepropertycollective.com.au/terms/spring-2026 at the time a listing agreement is signed is the version that applies to that listing.
9. General
These terms are governed by the laws of the Australian Capital Territory and are subject to the Agents Act 2003 (ACT).
Nothing in these terms excludes, restricts or modifies any guarantee, right or remedy conferred by the Australian Consumer Law that cannot lawfully be excluded.
Where there is any inconsistency between these terms and a signed listing agreement, the listing agreement prevails.
