While The Property Collective was established in Canberra in 2020, our Brisbane office opened in 2023 to bring the same community-driven approach to property management to Queensland.

Managing an investment property involves far more than collecting rent. Our Brisbane property management team takes a proactive approach that focuses on protecting your asset while helping maximise its long-term performance.

Our services include:

Leasing and Marketing

We prepare your property for the market, coordinate professional photography and advertising, and manage inspections to ensure strong tenant interest.

Tenant Screening

Finding the right tenant is critical. Our team carefully reviews applications, checks references and employment history, and recommends suitable tenants for your approval.

Inventory and Condition Reports

Detailed condition reports help safeguard your property and provide clear documentation at the start of every tenancy.

Routine Inspections

We conduct regular inspections throughout the tenancy to ensure your property is being well maintained and to identify any issues early.

Maintenance Coordination

Our team coordinates trusted trades and maintenance providers, ensuring work is completed efficiently and to a high standard.

Rent Reviews and Tenancy Management

We manage tenancy renewals, rent reviews and ongoing communication with tenants to keep everything running smoothly.

Our Property Management Guarantees

Service should never rely on promises alone.

Trust in property management comes from accountability. Our guarantees exist to give property owners confidence that we stand behind the way we work and the service we provide.

Our guarantees include:

If we don’t get back to you within the same business day, we won’t charge you management fees for a week.

When you contact us for any reason, if we don’t respond to you within our committed time-frame we’ll give you a weeks free management.

Tenant doesn’t work out, no re-let costs to you.

If an unlikely event occurs, your tenant doesn’t work out and needs to be evicted, we’ll manage the insurance claim and re-let the property free of charge.

Tenant doesn’t pay rent, we’ll cover it.

If your tenant stops paying rent, we’ll pay the rent until the situation is resolved. So you never have to worry about missing your loan repayments again due to tenants not having paid their rent.

If we let you down, you won’t get charged any exit fees.

If we have not fulfilled our service standards to you, notify us and we will waive our exit fees should we not be able to find a suitable solution for you.
