Selling with us

Selling your biggest asset is serious business, and representing you is not something we take lightly. Our approach couldn’t be further from a ‘one size fits all’ mantra, and you’ll see us we leverage members of our innovative Collective in line with the unique needs of each selling project.

Engaging The Property Collective early in your selling journey enables us to customise an individualised service package for you. Through our extensive team of experts, you’ll have your home prepared by our skilled property maintenance team, while our sales team creates and implements an impactful marketing campaign using the best creatives in the business. We will then execute a selling strategy using state-of-the-art buyer-matching technology and our outstanding negotiation skills.

Once sold, we’ll engage the removalist, cleaners, trades and more. Basically, we’ve got you completely covered—it’s the Collective way.

Our Selling Process

Step 1. Market research and property appraised

We know that local market knowledge is key to a successful sale. Our team of highly trained professionals will use real-time market data to determine a realistic price range to achieve a premium sales result. During this stage, our experts will provide advice on how you might improve the property’s presentation, so your property hits the market looking its best.

Step 3. Method of Sale

When it comes to how we are going to sell your property, experience tells us choosing the right method is extremely important to our ultimate success. When recommending a method of sale, we keep your goals for the sale of your property, and the demographic of potential buyer, firmly in mind.

Step 4. Property reports and contract for sale

In order to take a property to market, ACT legislation requires a contract for sale, including property reports, to be in place. As part of our service, we engage industry-leading conveyancing solicitors and building inspection companies to assist, while we manage the entire process.

Step 5. Marketing

Attracting the correct demographic of buyers is imperative to a successful campaign. Our market-leading photography, videography, editing, copywriting and graphic design team ensure we cast the widest net to attract the best buyers.

Step 6. Offers or auction

During the marketing campaign, we field enquiries and subsequent offers. Our team of agents possess industry-leading negotiation skills, having undergone hundreds of hours of training and are backed by our exceptional client concierge team. Whether it be a private treaty sale or an auction campaign, our results speak for themselves.

Step 7. Contract signed and deposit

Once a sales price has been negotiated, the buyer will be required to pay a deposit and sign the contract for sale. Having secured the best-qualified buyer, we’ll execute the contract. A successful auction campaign will see the buyer pay a deposit and sign the contract, immediately after the fall of the hammer.

Step 8. Property settlement

Our dedicated client concierge team makes property settlement stress-free and seamless. As part of the process, our qualified team will help communicate with all stakeholders, to not only hand over keys to the new buyer but help manage cleaners, gardeners, removalists and more.

With the transaction finalised, we’ll pop the champagne and together, celebrate the successful sale. We know this isn’t the end of our shared journey; as a member of the collective, we will continue to provide value to you well into the future.
