Summer is fast approaching, and we all know what Canberra summers can be like. Hot, dry and well, extreme sometimes. If you haven’t had your air conditioning unit serviced since last summer, now is the best time to get it done.  

Last summer may have pushed the aircon unit to the brink, and you’ll only find out if that’s the case when your tenant starts using it excessively this summer. Something we all do when Canberra summer heat strikes. By that time, you’ll be competing with everyone else’s aircon issues and the holiday season. There are less trades around and more fixes needed, and as a result, lots of desperate people are trying to stay cool.  

Air conditioning is considered an essential service and will require an emergency repair if anything goes wrong. Which means if a tenant has non-functioning aircon, and you can’t get it fixed in a reasonable timeframe, the tenant may seek compensation for alternate living arrangement costs and/or for a portion of the rent.
